Summary: This position performs building maintenance in the areas of groundskeeping, plumbing, electrical, painting, HVAC, Fire Safety, capentry, and locksmithing in order to assist in meeting the maintenance, repair, and operational needs of the facility.
Essential Duties and Responsibilities include the following. Additional duties may be assigned:
1. Perfoms groundskeeping in all seasons by cutting and maintaining lawn, plants, flowers, trees, and shrubs; keeping lawn, sidewalk and garage free from debris; emptying trash cans; and operating snow removal equipment to maintain parking lots and sidewalks. Maintains all groundskeeping equipment and hand tools.
2. Repairs, replaces or maintains (mechanically or chemically) plumbing fixtures, automatic flush valves or piping.
3. Assists with installing, repairing and maintaining air freshener equipment.
4. Replaces light bulbs.
5. Troubleshoots minor electrical issues using a multi-meter.
6. Paints interior and exterior walls and trim, repairs wallpaper, and spackles drywall.
7. Performs preventative maintenance on heating, ventilation and air conditioning equipment.
8. Keeps all mechanical rooms clean and neat.
9. Performs assorted, semi-skilled maintenance projects using hand and power tools, including, but not limited to hanging pictures and bulletin boards, repairing door and lock hardware, replacing and repairing ceiling tiles and grid, and other tasks as assigned.
10. Drives company vehicles, maintains and logs all maintenance required for service and repair.
11. Picks up various tools and supplies as needed for the department.
12. Maintain a customer service-oriented work approach towards internal and external customers.

Education/Experience:
High School graduate or G.E.D. equivalent required. Associate's degree (A. A.) from two-year college or technical school desired; and minimum of 3 years of related experience in heating, ventilation, air conditioning, electrical, and plumbing. General knowledge of standard practices, materials, drywall practices, and tools of building and mechanical trades required. Knowledge of OSHA policies, lockout, and tagout procedures preferred. Ability to frame and drywall is a plus.
Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals and blue prints. Ability to write routine reports and correspondence in English.
Math Ability:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to react quickly in stress situations, with emphasis on code-matching and arithmetic aptitudes
Computer Skills:
Basic PC knowledge, MS Outlook required. B.A.S. (Building Automation System) preferred.
Certificates and Licenses:
Valid Drivers License and the ability to be insured under OPERS group insurance policy.
Work Hours:
Job will work one of three working shifts assigned based on coverage needs of the unit. On-call 24/7 for emergencies.

Overtime Requirement:
On occasion, it may be necessary for the maintenance staff to work overtime in order to perform certain job tasks and/or responsibilities that cannot be performed during normal business hours. Every attempt will be made by the Facilities Services Supervisor to provide advance notice to the staff when overtime will be necessary. However, there may be emergency situations or extenuating circumstances that warrant immediate and mandatory response for all of the maintenance staff to work overtime as deemed necessary and appropriate by the Facilities Services Supervisor.
